Sunrise to complete demolition of Angkasa Raya soon

Built in the 1970s, this 24-storey Wisma Angkasa Raya building is Kuala Lumpur's first high-rise office building. The unencumbered property comprises a 20-storey office tower and a four-storey podium with two basement carparks. However, the building is currently being torn down floor by floor, to make way for a new tower. Sunrise Berhad ( bought WismaAngkasa Raya in 2008 for redevelopment into an upmarket commercial project.

Unitech has been commissioned by Aurora Tower at KLCC Sdn. Bhd., a member of Sunrise Berhad as the Consulting Quantity Surveyor for this high prestige project. Our roles encompass Pre and Post-Contract Quantity Surveying and Cost Management Services including Bid Documentation for Demolition Works based on “Design & Build” concept incorporating latest Malaysian Standard Code of Practice for Demolition of Buildings.

This Malaysian Standard was developed by the Technical Committee for Construction Practices under the supervision of Construction Industry Development Board, Malaysia. This Code of Practice was drafted to provide guidance on safe and good practices for demolition works and for compliance with the requirements of the relevant provisions by local authorities as well as good practices in demolition works in Malaysia.

This Code of Practice was developed based on the Code of Practice for Demolition of Buildings published by Building Departments of Hong Kong in year 2004. Some amendments were made to the code where appropriate to suit local condition.

In view of the building’s proximity with KLCC and recent incidents involving demolition of old buildings, demolition method and safety measures became the most important criteria of award. In this respect we have adopted the most stringent safety measures currently practiced in Hong Kong during the preparation of bid documentation and eventually Top-Down method has been determined and employed after thorough consideration of all possible demolition methods.

The Demolition Works is expected to be completed by August 2011.
